Residents Face $490 Monthly HOA Fees Starting January 1

UPDATE: Residents of the Bavington complex in Las Vegas, Nevada, are bracing for a staggering increase in Homeowners Association (HOA) fees, soaring to $490 per month starting January 1, 2024. This news, delivered in a letter on November 4, has left many feeling financially overwhelmed, as current residents struggle with rising living costs.

The new fee structure comes as the HOA board, alongside a management company, announced a budget that includes a $22.50 monthly increase, raising the standard fee to $240 and adding a $250 monthly special-reserve assessment. If approved during the upcoming board meeting on December 3, residents will be forced to pay these exorbitant fees, which many say they simply cannot afford.

Denise Holden, a long-time resident of the Bavington complex, expressed deep concern, stating, “I absolutely know that they can’t afford this increase.” Holden, who has lived in the community for nine years, represents one of the 272 condo owners facing this financial dilemma.

The emotional toll on residents is palpable. Carole Cotero, a 70-year-old resident living on a fixed income, lamented, “I’m lucky if I’m able to buy groceries once a week.” Cotero, alongside her neighbors, is advocating against these fee hikes, launching a petition to demonstrate the community’s discontent. “They’re going to see how many people did sign so to prove that we are against the increase,” she stated.

The HOA has justified the fee increases as necessary for current and future community repairs, citing a reserve study conducted on October 1, 2025. According to Nevada law, the HOA is permitted to raise fees as long as they provide proper notice to residents. However, if the majority of owners oppose the budget, it will not be ratified and will not take effect. To block the increase, over 50 percent of condo owners must express their opposition, either in person or through the petition.

As the community prepares for the board meeting, tensions are high. Cotero added, “I pray to God we stop this.” The stakes are not just financial; they represent the struggle for stability in a time of rising costs and economic uncertainty.

Residents are encouraged to attend the meeting on December 3 to voice their concerns and potentially halt the fee increases. With the clock ticking down to January 1, the Bavington community’s fight against these soaring HOA fees is urgent and critical. The outcome of this budget proposal could change the financial landscape of the complex for years to come.
