Summerhill Homes Acquires Los Gatos Lodge for $78.4 Million

BREAKING: Summerhill Homes has officially purchased the Los Gatos Lodge for $78.4 million, a move that promises to reshape the local housing landscape. The acquisition was confirmed through documents filed on October 15, 2023, with the Santa Clara County Recorder’s Office, marking a significant step in the builder’s plans for a new housing development at this prime location.
The Los Gatos Lodge, located at 50 Los Gatos-Saratoga Rd, features 128 rooms and has been a staple of the community since its establishment in 1936. The hotel has not seen significant renovations since the 1970s, leading to this new development initiative. Earlier this year, the Los Gatos Town Council unanimously approved a proposal from Summerhill for a 155-unit housing development on the site, signaling strong community support for the project.
The planned development consists of three-story townhomes spread across 28 buildings. Notably, 26 units will be below market rate, catering to various income levels, including 16 units for low-income residents and 10 units for those with moderate incomes. This initiative aims to address the pressing housing needs in the area and foster a sustainable, multigenerational community.
John Hickey, vice president of development for Summerhill Homes, emphasized the importance of this project during the March council meeting, stating, “We believe that the project will be a valuable asset to the community, helping the town provide housing so that it will continue to sustain a thriving, multigenerational community.”
The timeline for the commencement of construction has not yet been finalized. However, the acquisition and subsequent development of the Los Gatos Lodge is expected to generate considerable interest and discussion among residents and investors alike.
Keet Nerhan, the previous owner, had acquired the lodge in 1996 from Alleghany Properties and had previously attempted to sell the property in 2019, though that deal fell through. The ongoing housing crisis has made such developments critical, and this acquisition by Summerhill Homes represents a proactive step toward meeting local demands.
